The Connection is a 175-unit, 6-storey affordable housing project built for Metro Vancouver Housing in Burnaby. Four Lakes delivered the full mechanical scope, including plumbing, HVAC, refrigeration, controls, and fire protection across a wood frame building with shared common spaces and a parkade.

The Challenge

Affordable housing projects operate under tight budgets and fixed timelines, with no room to absorb delays or scope drift. Coordinating a full mechanical package across 175 units, a parkade, and shared amenity spaces required precise sequencing and consistent communication with the GC throughout construction.

The Resolution

We installed ERV units for ventilation and PTAC units for heating and cooling in each suite, keeping the system straightforward to install and easy to maintain long-term. Domestic hot water is supplied through a high-efficiency Nyle air source heat pump system with storage tanks, reducing operating costs for the building owner. Construction is ongoing with completion scheduled for May 2027.
